What we do

One contractor from the permit to the final inspection

Duranco Inc has been building in South Florida since 2010. We take on three kinds of job: kitchen remodels, bathroom remodels, and additions or conversions that add square footage to a house. We do not do roofing, pools or commercial work.

Estimates are free and we do them on site. We measure the room, go through what you want in it, and send back an itemized price with a start date. Nothing is quoted over the phone, because a number given over the phone is a guess and it turns into a change order later.

You deal with one contractor from the first measurement through the final inspection. Permits are pulled under our own license and we meet the county inspectors ourselves. Every job carries a written workmanship warranty. Office hours are Mon–Fri: 8:00 AM – 5:00 PM.

The license number is public and you can look it up in the Florida DBPR register. Worth doing with any contractor before you let them into the house.

Permits and inspections

Permits, inspections and what is behind the wall

Most of what determines how a remodel holds up is finished and covered before you ever see the room. Plumbing and electrical are re-run to the new layout, the county inspects the rough-in, and only then do the walls close. Contractors working without a permit skip that inspection, which is the real problem with unpermitted work rather than the paperwork itself. It also tends to surface later, when the house is being sold.

In bathrooms the waterproofing matters more than anything else in the room. The pan is built to slope, the membrane runs up the walls as one system, and we fill it with water and leave it before any tile goes down. A shower that was waterproofed badly looks exactly like one that was done right on the day you get the keys.

Floors get leveled and cabinet runs get set to a level line rather than to the floor. In older South Florida houses the floor is usually off by enough to matter.

A kitchen is four to six weeks on site once the permit is in hand. Bathrooms are shorter. Additions run considerably longer and most of the extra time is permitting, not construction. You get a date range in writing with the estimate and we tell you the day it changes.

That depends on the room and what goes in it, so we measure before quoting. The estimate itemizes labor, materials and permits separately. The contract price is what you pay, and anything that changes mid-job comes as a written change order before the work happens.

Yes, under license CGC1519363. We also meet the inspectors at rough-in and at final.

Yes. Association approval, building access and elevator scheduling all affect the timeline, so tell us it is a condo when you first call and we will build it into the schedule.

Both are fine. We build from your designer’s drawings, or lay the room out ourselves if you would rather. If you have already bought cabinets or stone we install them and price the work as labor only.
